Edison Capital Holdings was formed in 2016 by GE Real Estate veterans Chris Overberg and Steve Gates to invest in a geographically diverse portfolio of real estate investments with operators who are local market experts. The team each has 30+ years of extensive real estate experience and were instrumental in the growth of the GE Real Estate JV equity program.
The firm seeks direct and joint venture equity investments that offer compelling risk adjusted returns for its investors. Edison emphasizes long proven investment strategies rooted in creating a well-diversified portfolio with not only established operators but also emerging managers with a solid track record at their previous firm.

Mr. Gates also serves as a member of the Edison Capital Holdings Investment Committee having invested institutional capital for over 25 years. Prior to founding Edison Capital Holdings, he was Fund Managing Director at Building and Land Technology (BLT), a vertically integrated private real estate company based in Stamford, CT. He joined BLT as a co-Managing Director of the Dallas office in early 2014 where the team invested over $410MM of fund equity in $1.5B of transactions.
Steve began his real estate career in 1986 and has had a sole focus on joint venture equity investments since 2000. Prior to BLT, Steve was Senior Director, U.S. Equity Investments for General Electric Real Estate where he spent 21 years of his career. He and Chris were charter members of the team that established the GE JV equity platform in 2000 and were consistently top performers in the program. As a byproduct of both the GE and BLT JV equity focus, the Edison team has deep relationships with blue chip operators in various product types nationwide. Since 2000, he has invested $710MM of real estate equity in $3.2B of transactions.
From 2009 thru early 2014, he served as the Portfolio Manager of a $2.9B joint venture portfolio with $750MM of invested GE equity. The portfolio consisted of 100 assets (including 30M apartment units) in 20 different JV partnerships. He represented GE on all major partnership decisions including refinancings, restructures and sales while 15 GE asset managers handled the day-to-day operations. From 2009-2011, he renegotiated the debt on 32 different deals and during 2012-2013, he led the disposition of $784MM of assets for GE.
From 2000-2008, he was GE’s top joint venture equity originator investing $535MM of GE equity in 46 transactions (101 assets) with a total cap of $2.3B. During that time, he placed GE equity into partnerships holding 29M apartment units, 1.6MM sf of retail and 900M sf of industrial. During the 1990s he originated a variety of debt products for GE including high leverage participating debt, participating standby loans and on-book debt in all product types.
Steve is a graduate of the University of Louisiana – Monroe (BBA) and Southern Methodist University (MBA).

Mr. Overberg also serves as a member of the Edison Capital Holdings Investment Committee having invested institutional capital for over 25 years. Prior to founding Edison Capital Holdings, Christopher was a Fund Managing Director at Building and Land Technology (BLT), a vertically integrated private real estate company based in Stamford, CT. Christopher opened the Dallas office for BLT in 2013 and was joined by Mr. Gates as a co-Managing Director in 2014. The team invested over $410MM of fund equity in $1.5B of transactions.
Prior to BLT, Christopher worked for GE, GE Capital and GE Real Estate for over 23 years. In his most recent role at GE, Christopher was the National Sales Leader responsible for the strategy and execution of the U.S. equity originations. Prior, Christopher was the Managing Director for the Central Region, GE Real Estate North America Equity Holdings, responsible for product development, regional originations/production, and managed a team of real estate professionals in four regional offices. Christopher’s team closed over $1.8B in GE joint venture equity, and $7.5B in real estate purchased for the period covering 2000 – 2008, leading all other regions each year. The highest volume year consisted of 37 transactions with 25 different partners for over $400MM in JV equity and $1.8B in real estate purchased. Prior to managing the regions Joint Venture Equity Program, Christopher was District Manager of the Cincinnati office of GE Real Estate. Christopher opened, staffed and ran this office from 1995 – 2000. As the District Manager, Christopher specialized in high leverage debt and equity for value-add opportunities.
Previous to his work in Cincinnati, Christopher was a Director on the Large Transaction Group. This group underwrote and obtained approval for large portfolio transactions being purchased by GE Real Estate. Preceding his responsibilities with the Large Transaction Group, Christopher also held positions in Asset Management and Operations.
Christopher started his career with GE in 1989 at GE Aircraft Engines in Cincinnati. He then joined GE Capital Audit Staff as an Associate Auditor.
Christopher graduated from undergraduate studies with a B.B.A. Degree in Business Administration. He then attended Xavier University and graduated with a Masters in Business Administration.
